We trace water to its source, opening finishes where needed, before agreeing the scope.

Homes near the ocean live with salt air, fog and wind-driven rain. We find where water is getting in, repair the structure behind it, rebuild the envelope properly and finish it with materials made for the coast, as we did on our Marina del Rey remodel.
On the coast, the finish is only as good as the waterproofing behind it. We fix the cause, not just the stain.

Every project is scoped to the property, but the sequence that protects the result stays the same.

Building and, where required, coastal review are confirmed for the property early.
Damaged framing and sheathing are replaced and reinforced as the engineer specifies.
Flashing, membranes and drainage planes are installed in the right sequence at every opening, deck and balcony.
Plaster, coatings, glass and hardware chosen for marine exposure complete the exterior.

Wind-driven rain, salt and constant moisture find gaps at windows, doors, roof edges and deck or balcony connections. When flashing or waterproofing fails, water can reach the framing for years before damage shows inside.
It depends on the property and the scope. Much of the Los Angeles shoreline is in the California Coastal Zone, where some projects need a Coastal Development Permit or an exemption in addition to the building permit. Marina del Rey is reviewed by Los Angeles County; Venice and Pacific Palisades by the City of Los Angeles, with the Coastal Commission involved in some areas.
Stainless steel or hot-dip galvanized fasteners and connectors, marine-grade railings, windows and doors rated for coastal exposure, and exterior coatings and sealants designed for salt and ultraviolet light.
Yes. A coastal remodel should start by finding where water is entering. Repairing finishes without correcting the flashing, membranes or drainage behind them only hides the problem.
