Interior and exterior painting

Paint is the surface everyone sees and touches. As part of our remodels and new homes, we plan and coordinate preparation and finishes that suit the light and use of each space, from smooth gallery-white walls to coatings built for salt air, working with licensed painting specialists.

Our approach

A flawless finish is ninety percent preparation. Patching, sanding, priming and protecting the home come before the first finish coat.

Part of our interior and exterior remodeling work, serving Los Angeles County. Service areas.

Painting is delivered as part of our general building projects. Stand-alone painting work is performed by licensed painting contractors.

Process

How the work is done.

Every project is scoped to the property, but the sequence that protects the result stays the same.

Protect

Floors, fixtures and furniture are covered and dust is controlled before work starts.

Prepare

Surfaces are repaired, sanded, caulked and primed to suit the material and the finish.

Finish

Finish coats are applied with sheens chosen for each surface: flatter on walls, harder-wearing on trim and doors.

Review

We inspect in raking light, touch up and clean before handover.

Questions

Painting: common questions.

Read more in our guide: Building near the coast in Los Angeles.

What is a Level 5 drywall finish?

Level 5 is the highest standard of drywall finishing, where a thin skim coat is applied over the entire surface. It is recommended for walls with strong side light, dark colors or high-sheen paint, where ordinary finishing would show joints and texture.

What exterior paint works best near the coast?

Coastal homes need high-quality exterior coatings designed for ultraviolet exposure, salt and moisture, applied over sound, well-sealed surfaces. Preparation and repairs to the substrate matter as much as the paint itself.

Does an older home need lead-safe painting?

Homes built before 1978 may contain lead-based paint. Work that disturbs painted surfaces in those homes must follow lead-safe work practices under the EPA Renovation, Repair and Painting rule, which covers containment, cleanup and verification.

How often should a house be repainted?

Interiors are often refreshed every several years depending on wear. Exteriors last longer or shorter depending on sun, salt and the quality of preparation; coastal homes generally need closer attention than inland ones.
